Forest City Has Been Granted The Duty-Free Area Status That Can Enjoy Policies And Additional Preferential Policies, And Is Also Approved Of The Establishment Of New CIQs.

Forest city is approved of the establishment of new CIQs to stimulate rapid development of tourism and create more investment opportunities. A series of tax incentives had been granted such as Approved Green Developer, Approved Development Manager, while for Approved IDR sectors related to tourism & MICE, education and healthcare are qualified for full corporate tax exemption in the first 5 years of business operations. There is no requirement for foreign investors to hold a required proportion of shares in a qualified enterprise. Foreign buyers may buy houses with an area of at least 500 square feet at Forest City.

Multi-layered City

A city with lush green surroundings and no vehicles traversing its surface

The city utilizes advanced 3D multi-layered urban planning concept. Parks and activity spaces scatter around the city, which covers an area of nearly 20 square kilometers. No vehicle traverses its ground; railways connect the whole city. There are roads, flyovers and parking space on the two lower floors, separating pedestrians from vehicles.

Vertical Greening

This is a city within a garden as the facades of the buildings are covered by plants, creating a forest-like environment.

World's architecture design and planning firm - SASAKI develops the conceptual plan. With lush green plants covering the building facades, sky gardens and rooftop gardening system are designed to purify the air, conserve rainwater and diminish noise. There are green parks, circle-island planning green lanes and bar blocks in the entire city and surrounded waterfront parks. It is livable and safe.

Livable Environment

Malaysia is recognized a livable place to live, work, and play. The temperature is between 21 and 32 consistently with blue sky and no haze(Johor Bahru has a tropical climate with annual average temperature of 25-32, annual average precipitation is 2,600mm, solar radiation is between 3-5).

There is a network of water system within Forest City and more than dozens kilometers coastline outside of it. Our strong design team has created fascinating coastline with exotic landscape design. The city is also surrounded by the world's rare red mangroves, ecological wetlands and other natural resources, creating an eco-city with fresh air and pristine waters.

Transportation hub, international clubhouse, coastal commercial street and beach park have started operation; high-star hotel is estimated to be opened in October.

New CIQs by land and by sea have been approved. It enables seamless connection between Forest City and Singapore, fulfilling the convenience of both cities. The self-constructed highway provides quick access to Second-Link, facilitates the travel to Kuala Lumpur, Johor Bahru CBD and other places. Residents can enjoy 24 hours shuttle bus services to and from Singapore.

Asia's Excellent Education and Healthcare Environment

  • We have already signed a contract with Shattuck-St. Mary's School, a renowned high school in United States that offers international education from kindergarten to high school. Inspired by the streamlined shape of a seashell and a winding coastline, its architectural outlook signifies both strength and fluidity, a perfect embodiment of the deep blue sea that surrounds it.

The building has inadequate lighting due to its large volume. To ensure sufficient lighting in the building, clerestory for daylighting and heat insulation on the facade are designed according to the lighting requirement for the interior space and daylight distribution in each part of the building.

Natural lighting and natural ventilation are employed in line with the climatic conditions in Malaysia, modeling analysis for indoor environment, and building orientation etc.

The Passive Design Approach Takes Advantage Of The Nature Elements For Energy Conservation

Natural VentilationThe facades facing north and south are partly equipped with glasses and air inlets in order to maximize the movement of air and improve natural ventilation.

Clerestory For DaylightingThe roof of the building is partly equipped with daylight-capturing glass in order to improve daylight distribution. The use of natural light reduces the electricity demand.

Natural ventilation is designed based on local prevailing wind condition. Localized open windows, which introduce natural winds into the building, are installed. The natural wind reduces indoor air temperature and humidity for comfort.

 

Shading ShelfThe shelf reduces solar heat gain and glare effect in the building.

Roof MaterialRoof material with proper solar reflectance index (SRI) (determined according to the ratio of the roof slope) reduces the heat island effect.

Optimized Heat And Energy ConservationTo optimize the heat and energy use, the building is equipped with high efficient cooling and heating system and high efficient fan and water pump for the COP of refrigeration unit. Besides, the building is installed with ice thermal storage, air supply from the floor, air-conditioning system with adjusted fresh air ratio, and other energy conservation measurements. Vertical GreeningThrough a solar radiation analysis, the facades of the building are furnished with vertical greening in order to reduce solar radiation effectively. Day-neutral plants are cultivated in areas with low solar radiation, while helophytes are cultivated in areas with high solar radiation. Water ReuseRainwater harvesting system, reclaimed irrigation system (consists of high efficient sprinkling system, infiltrating irrigation and low pressure piping irrigation, or plantations without the need of extensive irrigation system), water-efficient devices (e.g., flush toilet, urinal bowl) or recycled water (e.g., harvested rainwater and reclaimed water for toilet flushing purpose) reduces the water consumption by 50%.

Sky garden to enhance safe, comfortable, and livable lifeIntegrated multi-layer mobility with sky gardens, separating pedestrian from vehicular traffic at vertical levels, to make walking environment safer and more comfortable. Wave-like structured, commercial pedestrian streets are full of curves beauty with rooftop gardens; other features including shopping, dining, walking in view of the sea, creating a coastal resort leisure.

Transportation Hub

A breathable transportation hub with 360 degree of greenery coverage

Comprehensively calibrating the combination of functionalities and diverging traffic modes, the C-shape transportation hub displays embracement and affinity. Two openings are set at both sides of the C-shape wings, where wind agglomeration effect and natural ventilation can be achieved. The air will circulate quickly in the patio to enable effective extraction of smog caused by cars at the bottom layer. The buildings are covered with 360 degree greenery and climbing plants, leaving an impression of green castles in the whole island.

A strong pulse: well-organized aggregation of traffic flow with reciprocal indifference

With multi-layer mobility concept, the transportation system is guided into two levels. The bottom level features a parking area with temporary vehicles parked in the outer ring to avoid waste of space for regular vehicles. The top level is a commercial area and bus bay connected by the patio. Pedestrians are not crossed and effectively integrated.

A double-curve design to obtain the best panorama view of forest and sea

The curve-designed towers face the sea and are distributed equally with high-rise apartments to ensure the best view in each room, including the lake within villa area, the wetland and the sea.

Smart ecology to obtain natural and refreshed air with a streamlined design

A greenery setback is set at the end of each level to introduce green experience in the room with an ecological recycle system. The lobby adopts an open-roof design and the difference of air pressure generated at both sides of the building introduces the natural ventilation in the lobby to reduce temperature and humidity and increase comfort.
